What is Unicode encoding and what does it represent?

It's not that important. Open Notepad, click "Save As," and select Unicode from the list at the bottom (instead of ANSI).

What does Adv map mean? (I saw it in the videos while learning)

It's just a map. AdvMapDialog refers to videos that play directly on the map; there are many of these in Hammers of Fate (in the campaigns).
