I got lucky with a corner treasure zone, where I collected several beehives, took a couple of Griffin Conservatories, a Library, and crushed a Dragon Utopia at 135, a single unit with a Cursed Altar and +2 Speed, and finally found the EXIT of the one-way portal in a neighboring zone. The difficulty was also that this territory was controlled by the opponent.

After that, it was like clockwork: a Dragon Utopia every day, which only gave stats, and then into a super treasure zone, where there were very many beehives, though most of them minimal, and a crystal box for all of 5th. Simultaneously, I was demon farming and necro farming on two fronts.
At 212, I jumped into the 2nd super treasure zone, scouted through View Earth. By that time, I had built 3 Grail buildings with a Library - no Town Portal. In the very first Dragon Utopia, the Key of Crowns dropped. Then 2 more Dragon Utopias, and at 214, the opponent shows up in the same spot. I finish another Dragon Utopia and bail. There was a lot of power there. I had 12 Angels, 102 Rocs, 108 Demons. Attack parameters were equal, my other stats were 2x higher, and the Tavern showed him as stronger.
I started demon farming more, plus scouted his capital, and from 223 actively terrorized him, capturing villages. On 225, I took his capital. There were 20 Red Dragons there - I didn't want him to upgrade them. I spent the night at his home.
On 231, I demon farmed as much as I could and attacked... Stats were 34 26 31 19. The +3 Speed was a huge lifesaver. For Anti-Magic, I only had the Cloak, but I didn't put it on, thinking the opponent might have the Red Orb equipped. I didn't have time to check him, but he didn't have it. We fought with all magic. The opponent had an Elixir that I gifted him by not having time to destroy some artifacts from a scout hero, including the missing Ring... The finale lasted 1.5 hours, in the end the Demons kicked everyone's ass.
