This is all about the official open beta, which was announced by Ubisoft and is freely available for download.

No demo version of Heroes 5 has been released yet, and it is unlikely to appear anytime soon, only before its release. But you can read the information in the topic I described above to play the beta and test it.

However, regarding the demo version, here's what Nival said in an interview:
